House extensions must be designed under Building Regulations Part L1B and typical applies in the following situations
In the above cases building control will often ask for a SAP assessment to check that the building is compliant to Part L1B unless the proposal complies with the standards of L1B. There are various scenarios and methods of compliance – different methods are appropriate according to individual circumstances. There are also various defences against having to attain the desired standards :
We are able to provide a SAP calculation and report to present to building control to demonstrating compliance with Part L1B. This is typically required for extensions with a large amount of glass - we are able to offset the heat losses from the glazing by additional savings that can be achieved elsewhere in the house.
For 'material change of use' proposals such as a flat conversion scheme, building control will also require Energy Performance Certificates, the same as required by new housing or by super insulating the extension walls, floor and roof.
- You are renovating a house
- You are extending or making certain alterations to a house.
- You are converting a building into a dwelling (material change of use)
- If you are altering the number of dwellings in a building (house conversion into flats) – material change of use.
- You require an extension or un-separated conservatory where there is lots of glazing

- The insulation should be cost effective
- Measures might compromise the design ( make floor areas too small or floors uneven)
- Preservation of listed buildings or buildings of historical interest.

SAP CalculationsA SAP calculation is an energy rating, which provides results of CO2 emissions and fuel costs for a dwelling. The SAP rating scale is from 1 to 100+ or G to A and is a requirement under Part L1A and L1B of the building regulations.
All new buildings will need to be assessed under the new Part L1A 2010, from October 1st 2010. For the new L1A regulations a SAP calculation will be required at the design stage to provide to building control along with a predicted energy certificate |
Energy Performance Certifcates (EPC)For 'material change of use' proposals or new dwellings complying to Building Regulation Part L1A, a SAP calculation will be required at the design stage to provide to building control along with a predicted energy certificate. These can only be provided by a qualified On Construction Domestic Energy Assessor. The SAP calculation will then need to be finalised at the As Built Stage and an EPC will then be provided. An EPC is a summary certificate based on the SAP calculation.
